INFRASTRUCTURE GIVES DEVELOPMENT A BOOST

Improved civic infrastructure, the upcoming Metro line, and a range of housing options have spurred growth in the south. The south of the city is the traditional IT hub and has witnessed the creation of many residential catchments in the region thanks to the demand from the IT firms located here. This part of the city has all the infrastructure needed to accommodate more IT-related growth in the coming years too. The large campus developments here set the standard for the next phase of growth around the city. The south has some of the city’s preferred residential belts that command a premium. This part of the city also benefits from augmented connectivity and many infrastructure initiatives planned to make its localities more convenient. Sai Prasanna presents an outlook

    Bangalore south is synonymous with old residential neighbourhoods, traditional shopping locations, wide tree-lined avenues and broad roads. With the Metro chugging into the south and connecting major localities, the Hosur Road elevated expressway, signal-free Outer Ring Road (ORR) stretches, and the Bruhat Bangalore Mahanagara Palike’s (BBMP) plan to widen major roads such as Sarjapur Road, Kanakapura Road and Bannerghatta Road, localities in the south will be wellconnected with the Central Business District (CBD) as well the outskirts.
Ram Chandnani, Deputy Managing Director – South, CBRE South Asia, elaborates, “The south has seen significant development between the late 80s and the early part of 2000. This market has traditionally been mixed in growth with residential, retail and commercial developments. Moreover, key companies have based their headquarters here. The growth areas of Bannerghatta Road and Kanankpura Road provide opportunities for employment. Connectivity to Hosur Road, the ORR, Electronics City and the NICE corridor has linked the south with major growth corridors in the city.”

Triggers for growth


Traditionally home to manufacturing industries located on the road to Hosur, the south gained prominence with the setup of its first MNC in Electronics City. Subsequently, the south become an IT hub, leading to the spread of residential and retail in the localities around.
“The south is home to manufacturing industries, IT and ITeS firms which led to retail and residential options coming up in the vicinity. The large organisations moving into Bannerghetta Road and Jigani and improved connectivity has led to residential growth up to Hosur,” Ram says.

Connectivity


The 10-km Hosur Road elevated expressway has changed the face of Bangalore south. Connecting key residential localities from Madivala right up to the IT hub of Electronics City, it has made commuting fast and smooth. The signal-free ORR has connected the south with the east and the north, linking the two economic hubs and the international airport, giving a thrust to development along this corridor.
The NICE Corridor has seamlessly connected the south with the west and the north. Grade separators on Bannerghetta Road and the road connecting Jigani to Bommasandra Industrial Area have spurred residential development in the vicinity. The Metro Rail Phase II with Reach 4A extended up to Anjanapura, and two new lines – between Gottigere and Nagavara and from R V Road to Bommasandra will also give a boost to growth.
This year, the BBMP has planned to construct a grade separator at Koramagala – Inner Ring Road. Among the list of projects proposed are a bridge from Minerva Circle to Hudson Circle, an elevated road from Jayadeva Hospital junction to Silk Board junction, a grade separator at the Kanakapura Road-ORR junction, and a 20-metre corridor from Hosur Road to BTM Layout junction along Madiwala Tank Bund Road.

Commercial development


According to Ram, “The south has been among the traditional markets of old Bangalore, witnessing commercial growth. Electronics City’s growth has been primarily from occupiers who were already present in this location.”
Classified as an ‘industrial hi-tech zone’, around 56 percent of the space in Electronics City is occupied by IT and ITeS companies, 22 percent by biotechnology firms, 15 percent by electronics and allied manufacturing units, and the rest by engineering and services companies. More than 50 percent of the firms operating in this region are India-based firms, as per a study by Vestian Global Workplace Services.
The ORR belt – K R Puram to Sarjapur Road – is witnessing significant commercial and mixed-use developments by virtue of being classified as a mutation corridor and being in proximity to key employee catchments.

Residential development

The south has witnessed a mix of luxury, mid-segment and budget housing options in Koramangala, BTM Layout, Bannerghatta Road, Sarjapur Road, Kanakapura Road, Bommanahalli, Chandapura-Anekal Road, Attibele-Anekal Road, Begur Road, Electronics City, Haralur Road and Hosa Road.
These localities have gained as a result of upgradation of civic infrastructure and lower land costs which have led to the rise of affordable housing options towards Hosur.

    Location looks good. But wants to know price in this location. How is the future developments in this location?

      Hi Rekha, Price Rs 3000-3500 psft for under construction & appx Rs 4000 psft for ready to move units. Location is surrounded by E -city and Bommasandra companies. Major IT/ ITES companies like HCL,WIPRO, Isfosys,HP etc are in appx 5 kms disctance.
