Top factors pushing Sarjapur Road-Hosur Road belt

Signal-free connectivity, favourable office space rentals and availability of large land parcels promise to push demand for both commercial spaces and housing along this belt. Locations here also command good rental income.

The Outer Ring Road (ORR) has a lion’s share of commercial and mixed-use developments. While certain stretches of the ORR are emerging as good investment hubs, others are just commencing on their growth span. The Marathahalli-Sarjapur Road stretch of the ORR has the highest share of office space absorption in the city at 65 percent. The Sarjapur Road-Hosur Road belt is beginning to taking off now, holding good potential.

Spanning a distance of around five km, the Sarjapur Road-Hosur Road stretch of the ORR is gathering momentum. With the preceding Marathahalli-Sarjapur Road stretch being one of the most preferred belts in the city and increasing commercial and residential activity towards the Sarjapur-ORR side, his belt is also picking up pace.

Shabeer Sait, Executive Head of Operations, Irshad’s Property Matters, says, “Rentals in the Marathahalli-Sar apur Road belt have gone up to Rs 50 to 55 per sqft for warm shell with Rs 25 per sqft more for a fully-furnished commercial space. Towards Hosur Road, warm shell rentals range between Rs 25-30 per sqft for super built-up area as well as car park.”

Satish B N, Executive Director South, Knight Frank India, explains the reasons for this difference in rentals between the two belts. “Both these belts fall in the signal-free ORR corridor. However, with the initial set of the IT/ITeS sector in Whitefield with lesser distance to locations in the south, north and east, Marathahalli acts as the nodal junction. Therefore, the Marathahalli-Sarjapur Road belt is in focus and also commanding higher rentals.”

Development pattern

Currently, this belt has a mix of commercial and residential developments. According to research by Knight Frank India, the existing office stock on Sarjapur ORR is around 12 million sqft and upcoming supply is around 7.60 million sqft.

“From the Sarjapur Road-ORR junction towards Sarjapur, there are some large commercial developments. Towards Central Silk Board, Hosur Road, large land parcels are available with potential for development, especially mixed-use projects. Smaller commercial developments, ranging between 12.5 lakh sqft are available here,” Satish says.

According to Shabeer Sait, Bellandur, parts of HSR Layout (Sectors I-VI) touching Hosur Road, Haralur Road, AgaraIblur and Hosa Road are performing well. “HSR Layout is emerging as an extension of Koramangala with good retail infrastructure. HSR Layout’s emergence as a self-sufficient locality has led to rising demand for residential plots and apartments here. For employees working in Electronics City and in the tech parks on Hosur Road, HSR Layout is the nearest premium, BDA-developed locality. It has its own social infrastructure and well-planned civic amenities.”

As for rentals, “In HSR Layout, two bedroom options command Rs 18,000 to 20,000 per month. Premium options can go up to Rs 25,000 per month. Three-bedroom options are in demand with prices going up to Rs 30,000 to 35,000 per month,” he adds.

Options and pricing

According to data with Irshad’s Property Matters, the price range for apartments here is Rs 5,000-6,000 per sqft and Rs 8,000-10,000 per sqft for plots. The price range for apartments in Bellandur as well as Agara and Iblur is Rs 6,000-8,000 per sqft.

“Haralur Road, off Sarjapur Road, with access to the ORR, has come into prominence due to the affordability factor, just like Horamavu. Prices for apartments averaging Rs 4,200 per sqft around two years ago are now at Rs 5,500-6,000 per sqft. Hosa Road, with access to Sarjapur ORR, has options ranging between Rs 3,500-4,000 per sqft. Apartments on Hosur Road are priced between Rs 5,000-6,000 per sqft,” Shabeer says.
